FWIW, if you are unhappy with the inspection report, get another one done. I'd much rather spend a few hundred bucks on a second inspection than run into a major problem after purchase that should have been caught.

I'll concur. After we had to cancel our offer on the first house we put an offer on due to foundation issues, I'm definitely a firm believer in making sure you're happy with the inspection. Our inspector missed a number of things on our current house, but at least the bones are solid.

How are so many people so bad at their jobs? I really don't understand. I don't think I have that high of standards, am I maybe expecting too much from the average person?
This home inspection we just got is atrocious. He doesn't know the difference between "there" and "their" for one thing. Nothing is labeled, the layout makes no sense, pictures are strewn about without any text to describe them or any relevant paragraph nearby. About 10% of the sentences you have to read 3 times to figure out what he meant.
If I wrote a report like that at work I'd expect to get a talking to for sure, especially if I actually sent it out the door in that condition. But somehow he comes highly rated on Angie's List.

The seller finally kicked us out and did some remodeling.

Wow, congrats. I'm in the process of getting new licenses, but I'm not sure how much, if any, they'll pay me for them.
Applied to 5 new states, got one back so far.
I'd recommend if you think you'll ever get more states, go ahead and do the NCEES record now. It's free to apply, no charge until you transmit to a state. Only cost would be getting your transcripts sent, which your company would probably be happy to pay for.

After effecting a repair I rolled over to try catching the group again last night. Figuring they were long gone I was sitting up and about to turn around when the passenger leans out the side of a slow moving SUV and starts making obscene gestures while cursing. At me, riding on the far outside edge of a 6' shoulder with a small sun for a tail light. Driver gunned it about the time I sat upright and saluted.
100' down the road he locks up the brakes and the passenger leans back out to inform me what's coming as they pull into a gas station on the right. Better this happens at a busy gas station than getting run down from behind on an empty stretch of road. So I casually ride by the place looking where they are at. Right as I get up to the entrance the group comes flying by inches away yelling my name and asking how I managed to get ahead of them. Laughing about it this morning but thinking I got lucky getting off with just someone scaring the crap out of me screaming in my ear from behind.

That seems to be a SoCal thing. The house we bought down there got a "clean" report. I took a 5 minute walk around and visually found termites in several places. Interesting conversations ensued. Best one came when I had him stand under the rafters and took a screwdriver out.

Sellers are always free to have an inspection done and provide the report to the buyers, especially if they think it will help sell the house.
But, in most states, sellers are required by law to notify buyers of anything such a report turns up - good or bad. In fact, I think if a buyer gets a report done that indicates a major problem with a home and notifies the seller, the seller is then obligated to share that information with any other potential buyers. (This likely varies by state.)
Regardless, it is always good for a buyer to have their own inspection done.

finally did a bike fitting today, definitely interesting. was a little bummed that their guru equipment was broken so I got a standard 2d fitting, but as they say, it's the fitter not the tool. got some shoe inserts to correct some issues there, raised my saddle to 77cm from like 71 (although he said I might want to bring it down to 76cm, and I had gradually brought my saddle height down to correct some perceived issues so it's likely where it needs to be).
but the real surprising part was that he suggested getting a 130 stem, and with my current frame a +17 (it has a short head tube compared to modern 56cm bikes). I have a 120 +/- 17 so we just flipped that for now. The only way to describe the look is fredly lol
He also suggested switching to a saddle under 140mm, I had a performance brand saddle and I came home with an arione vsx (although I already have an arione that I had set aside so I may revisit it). Anyhow, will be interesting to see how this works out

And going from a 120 to a 130 stem isn't a huge change. I would guess that you would be fine with your current 120, if you don't want to buy a new one.

saddle was actually moved backwards all the way. I'm fine with the stem, just not really with the +17 angle (where I had it at -17 and parallel to the ground, it looked "proper" lol), but i'm being vain, and since I mainly ride in my basement I shouldn't really worry about impressing anyone
