Mixed up which day my early meeting was, so had to just go on a walk today. Neighbor cat was friendly enough to come down the driveway and say hello.

I think they’re claw covers, to protect furniture without the rather unpleasant declawing.

Typically, you walk through once, put in an offer, and once it’s signed and you’re under contract you can do inspections. Then if there are issues you use an out clause in the contract. Different states have different terms; here in Texas it’s called the “option period”.

No inspection contingency, we are doing one for our own knowledge,but that’s the market up here right now.

We have been in this layout a number of times and see the house walking by. This is probably the best condition home we’ve seen in this neighborhood. He takes meticulous care of it. I mean, the guy has a 20 year old Weber grill that looks as good as new. We actually just went back through, I had to drop off our earnest money check for him to give to his attorney. We spent about an hour chatting with him and his wife.

It’s been a year of hell to get to this point though.

We’ve lost a house we were under contract on. Had an offer not work out on one house two different times (long story), lost another house where the seller wanted to accept our offer but needed us to wait 3 months to close (our former realtor gave us really bad advice or we would have just waited).

We got to the point where we were looking in houses in other neighborhoods that were priced 50k over what we wanted to spend. I think perhaps it was fate, we got the house we always wanted but never thought it would be for sale.

This is the 7th or 8th house we have gone after. What’s crazy is that last spring, these houses were going for 40k less than they are now. But... with the expansion happening around here, I believe these prices are going to continue to hold or we would have waited.

I realized, yesterday, that our spectacular weather lately, is due not to lower temperatures(though there is some of that too), but to the fact that the normal high humidity has gone walkabout. 18 years in the tropics and I've never seen the likes of it. It will be a sad day when said humidity returns.

Coincidentally it will be 30 years this Labor Day since I moved out of the city into my first home in the Hudson Valley. The realization of a dream come true for two young professionals from Harlem.

Yes, you paid your dues, I didn't mean to suggest your house hunting experience was a walk in the park. Your post puts things in great perspective.

Knowing that, I guess that's why we're dragging our feet to move out of here, we just don't look forward to the tough part.
