The mean speed of my interval workouts isn’t very impressive anyway. ...neither is the top speed, for that matter.

Heh. I've been curious about what I could work up to on flat ground, no lead-out, but I've never given it a real try. There is a steep little bump nearby that I sometimes use for 20-sec all-out efforts - I like that one because I don't need to concern myself with spinning out and shifting.

Wait - what? Are you saying that they wanted you to enter a contract with them and then up your offer to match the appraisal? Or are you saying that you wouldn't have kicked in extra cash to meet the bank's LTV requirement if it came in low?

These are 5-20 min efforts at levels around threshold. I have absolutely nothing in the sub-3 min. range.
