IMO wildfires are far and away our largest danger. Mudslides, earthquakes pale in comparison to the danger and damage we get from fire. Before we bought this townhome in 2022 (850k townhome....) we had looked at neighborhoods with big trail/open space networks nearby, like Tierrasanta. In the past year or two, some of the insurance providers out there have full on dropped wildfire coverage. Like not scaled back, but dropped. Makes you think twice. In 5-10 years from now when we are ready to afford a single family home in a nice, central neighborhood, fire risk will be a BIG component to our decision.
