Looking at janky houses in the area as a fix and flip project. I need to get a real estate license soon. Any advice or recommendations on how to go about doing that in the Dallas area or advice in general on it.

Well this is what happens when a low pressure system is stalled. In this case the high is blocking the low from moving east, so it is “training”, just pumping moisture north. Blame the high out in the Atlantic.

My Propel will handle most 25s but barely. Some Propels will not, even Propels from the same year. (From today's ride)

I told my wife that they must have screwed up the order since the envelope was so small. She opens it and commences to remove 5 pair of totally minuscule pants. I embarrassingly fled the room.
