Road Cycling “It is by riding a bicycle that you learn the contours of a country best, since you have to sweat up the hills and coast down them. Thus you remember them as they actually are, while in a motor car only a high hill impresses you, and you have no such accurate remembrance of country you have driven through as you gain by riding a bicycle.” -- Ernest Hemingway

Looking at janky houses in the area as a fix and flip project. I need to get a real estate license soon. Any advice or recommendations on how to go about doing that in the Dallas area or advice in general on it.

Home improvement is tough on the back. Consider how much you're able to pay in terms of your lumbar health versus hiring contractors for the usual diy stuff.

Well this is what happens when a low pressure system is stalled. In this case the high is blocking the low from moving east, so it is “training”, just pumping moisture north. Blame the high out in the Atlantic.

My Propel will handle most 25s but barely. Some Propels will not, even Propels from the same year. (From today's ride)

So, Uncle Denny makes an order from Victoria Secret for 5 pair of a certain model of panties. The order comes in an envelope, I kid you not, almost as small as a regular size business envelope and weighs virtually nothing. I told my wife that they must have screwed up the order since the envelope was so small. She opens it and commences to remove 5 pair of totally minuscule pants. I embarrassingly fled the room.
Just today, I'm scrolling through my Instagram feed and I see a pic showing of a tattoo on the rib cage area and some fairly obvious nipple showing through a pretty sheer bra. Yup, my not-so-little-anymore niece.

I only remember one, to Pennsylvania, from Ohio, but I'm sure there were more shorter ones. Technically though, I was a wee lad, Too young to really remember.

I didn't know that Relive was going to post up my max wattage on the video. Man, I might have to start trying harder.

I mean, I don't hit 887 on every ride. It's not shameful.

Now if you said that was as much as you could possibly do and was a good day I'd be snickering a little.
