Whats the contingency you were hoping for? We are trying to get my parents to move into my neighborhood. It’s already extremely hard to move into, and my parents want the contingency that only if their house sells will they follow through. I told them it would never work. We shall see.

In this market nobody wants to deal with a buyer contingency. At least here, every house goes into multiple offers and unless the offer is stupidly high, less stipulations generally win. We ended up having to drop even the inspection contingency and just roll the dice. When all of the offers are within 5-10k of each other, the easiest deal is the best.

I am in the same boat. I’m on a 6 day trip, and I don’t ever want to do this again. Bad enough not being able to ride for 6 days, but everyday has been non stop flying with really short over nights. Havnt been able to work out at hotels either. Just be happy you don’t have to sit next to me these past days.

Here’s a real pisser-
Back in September 2019 we looked at this awesome salt box Colonial that was completely unique for the neighborhood but needed a little work(like paint). Our realtor told us at the time it was overpriced and we balked at buying it for what the seller wanted. That house was bigger than what we have now on a slightly larger lot and we paid 20k more for the current house. That house is now selling for 75 more than what was paid for it in 19 with no work being done...

I hear that! 1300 sqrft was going around $180,000 ,3 months ago. Which was top of the tier att. Now , add 50k to that. It's nuts.
when I started this whole thing it made sense. Sell, current home, combine profit with savings. Pay cash for home. No mortgage. Done. sit back and enjoy.
Now,, If I put 95%of my savings on my mortgage right now I would be around 25k short. But a small short term mortgage, and done.
But now smaller home pricing is approaching what I accepted for my home. Well, eff that. It was Suggested I look at getting a small mortgage for the new home. Wtf? Then why not do the refi, and save me the trouble of moving?
. Its all getting kinda pointless now.
