Whats the contingency you were hoping for? We are trying to get my parents to move into my neighborhood. It’s already extremely hard to move into, and my parents want the contingency that only if their house sells will they follow through. I told them it would never work. We shall see.

In this market nobody wants to deal with a buyer contingency. At least here, every house goes into multiple offers and unless the offer is stupidly high, less stipulations generally win. We ended up having to drop even the inspection contingency and just roll the dice. When all of the offers are within 5-10k of each other, the easiest deal is the best.

I haven’t been able to ride this week and I’m super grumpy. I’ve been prepping data for a capital investor meeting all week and have no sleep and very little exercise besides a couple of runs.

My treadmill run Monday was pretty satisfying though, ran my last mile at a blistering (for me) 6:13.

Meeting is today and ends at 1-ish. I think I have 2-3 hours before the rain hits so I can probably squeeze 35-40 in (I hope)

I am in the same boat. I’m on a 6 day trip, and I don’t ever want to do this again. Bad enough not being able to ride for 6 days, but everyday has been non stop flying with really short over nights. Havnt been able to work out at hotels either. Just be happy you don’t have to sit next to me these past days.

I would be hard pressed to name a bestie, beyond LSS. I have, for awhile, been of the island mentality (I am a rock; I am an island). Covid, and other changes, have unlocked the door and allowed me to consider re-engaging with the world. Baby steps.

That's what it's like right now, over here, too. My cousins are looking at houses and, generally, offers without contingencies, like inspection, are winning out. To mitigate this, to a certain extent, some area house inspectors are offering a service where they'll go to the house viewing with you to see if they spot any concerns in the 30 minutes allotted to your viewing by the listing agent. Kind of crazy.

Took a little ride with the boy this morning - this was his first time riding his bike to school. We'd talked about it, a month or so ago, and had been waiting for it to be bright enough and warm enough to ride in the morning - today was the day.

we did an inspection, there were just no contingencies around it. It was in the contract as “for informational purposes”

Oh, yeah - I'd still get one done, regardless, but it would make me anxious as all hell to put in an offer without having someone qualified take a look for some red flags, at least - that's what the viewing inspection looks to provide.
