Pretty ****** neighborhood. There are a lot of house flippers in Austin who are buying run down stuff and then remodeling. The end result is a lot of people trying to make tons off the finished product after watching too much HGTV.
No way that thing is worth almost $1,300 per foot, but someone will likely pay it.

Sad day for the Owls. Up 14 with less than 5 minutes to go, they give up a touchdown then the ensuing onside kick is recovered and ETSU marches down the field and score. Then they get the 2 point conversion. Lots of bad things.

I have a little crink in my crank and it’s driving me nuts, but I don’t have time to disassemble anything until my draft quadrennial review report is handed in next week and an all day meeting on Saturday is out of the way and the tree is bought and set up on Sunday... Just gonna have to live with it.

I was raised with the tree going up on Christmas Eve. This worked out okay for Dad, because where I grew up, you go to a local farmer who set aside orchard space for Christmas trees, and you find one and cut it yourself. So you don't worry about them 'running out', because the trees don't come from British Columbia.
The other thing, and I always found this somewhat magical, is that you don't see the tree and the house all decorated until the night before Christmas, which means that the tree is still alive on Christmas and you're not tired of it yet.
The other thing I realized as I grew older was that all of Dad's strings of lights were wired in series, so "one goes out, they all go out". And they were old, so they went out. By not putting up the tree until Christmas Eve, you had the best chance of all the lights still working on Christmas.
However, it is no longer possible to wait much later than about the 15th anymore, or you're down to Charlie Brown Trees.

The other group was about 8 good climbers but by the time we split with them it seemed like they would be cutting it close with the sundown.
My ankle hurt, my back hurt, and I felt like a fat slug but the last 20 miles was fine and I had a good time. On the way out they stopped for coffee and I went ahead and did the next section by myself. One of them put in a TT trying to catch me but he did not. I got to the stop first and chatted with 3 super fit looking guys on gravel bikes and they described their ride to me. They were buying beers at the store and they were heading to a long climb and planned to drink the beers at the top.
