How are you measuring the size? From BB center to the top of the seat tube? Also, what is the top tube length? I'm mighty interested if it's 57cm or less. Oh, and is the top tube level or sloped at all? Thanks!!

center if the crank to top of the seat tube is 22.5”
center of the seat tube to center of the head tube is 23”
the top tube isn’t sloped

I sold a bike just like this…..
…don’t recall if the one in sold had that bike shop sticker it or not….
I sold it to some one outside of Ann Arbor.
pretty ok ride. Definitely heavy duty. Should be very abuse tolerant.
I would have kept it if I didn’t have a similar RockHopper, Bianchi Impact, and a slightly smaller red RockHopper on hand.
…. and now I got that Panasonic from LBCwanabe

I bought it built up as a Frankenstein with intention of custom painting. I don’t think I’ll ever get around to it.

the pic I posted - NOT the bike frame for sale, but identical- has 26in x 2in tires. With fenders.
i have a similar vintage RockHopper that easily fits 2.3in tires without fenders. Linear pull brakes with long pads are a slight hassle.
It depends on the chain stay width of the HardRock.
